Managing properties is unfortunately not a 9 to 5 job nor is it something that should be handled by someone without the passion, dedication and experience for the craft. One small mistake in this business can have enormous repercussions. We’ve tried outsourcing management of our properties throughout the years and could never find a management company that was successful in managing to our standards. So we went into the management business ourselves. It’s all we do and it’s what we love. We promise to manage your property as if it’s one of our own.

Our strategy is straightforward. We offer professional, dependable property management services, including tenant screening, leasing, maintenance, and evictions. We have a solution for you whether you are an investor with multiple rental properties or an unintentional landlord.
We focus exclusively in the greater Seattle area and specialize in challenging and value-add residential properties which is what we have invested in ourselves for years. We also only manage a few hundred units and carefully manage growth. Some firms manage fewer but their true focus is on brokerage while other firms manage thousands but really do not provide the attention to detail that goes into optimizing every aspect of the rental management process.
Our Principals and Team Members have an extensive, diversified knowledge within the real estate industry. This includes extensive accounting and finance expertise, lending experience, brokerage experience, marketing, technology, web design, and of course years of managing residential real estate.
We utilize the industry leading software such as AppFolio for rent collection, maintenance requests and bookkeeping. We also maintain premium placement subscriptions on all major advertising platforms such as Zillow, apartments.com, NWMLS and social media sites. Lastly, in the appropriate circumstances we have been able to improve operations by incorporating security cameras and smart locks into various properties.
We strive to provide the best customer service in the industry and so far have been successful as evidenced by our extensive positive customer reviews. Every tenant and owner has a direct line to our company's Principals. This open line of communication has helped us stop numerous issues before they even start and is one of our keys to success!
We are confident you will love our service but if you're not happy for any reason, neither are we. If you are unsatisfied, we will make it right and will never hold a property owner to a long-term contract
We are very confident in our rigorous screening process and the tenant's we place. If any tenant fails to perform to their contract, we will replace them at no cost to the owner
If a tenant we place needs to be evicted, we cover all lawyer and court fees up to $1,500.
We utilize our proven vendor network to get repairs done professionally, timely, and affordably. We never charge a markup on any maintenance fees
